  • Spiritual property assessment — The Divine Energy Certificate — assessed through Vastu Shastra, Feng Shui, and Numerology
  • Eco-conscious and sustainable property advisory aligned with UAE Net Zero 2050
  • Off-plan property sales and developer liaison
  • UAE investor visa guidance (AED 750,000 for 2-Year Visa; AED 2 million for 10-Year Golden Visa)
  • Market research, property valuations, and investment due diligence

All services are subject to availability, applicable UAE laws and RERA regulations, and the specific terms agreed upon in writing between Divine LiWing and the Client. The Divine Energy Certificate and spiritual property assessments are complementary advisory services and do not constitute legal, structural, financial, or architectural guarantees.

4. Lead Generation, Contact Forms & Meta Advertising

Divine LiWing operates lead generation campaigns across digital platforms including Meta (Facebook and Instagram). By submitting your personal information through any enquiry form, lead generation form, WhatsApp, or Meta lead ad form, you expressly consent to the following:

  • You consent to Divine LiWing contacting you via telephone, WhatsApp, email, or SMS in connection with your property enquiry.
  • Submitting a form constitutes a request for contact and does not create a contractual obligation between you and Divine LiWing.
  • Property investment involves financial risk. No guarantee of returns, appreciation, or rental yield is made or implied by Divine LiWing or its representatives.
  • You confirm that the personal information you have submitted is accurate, complete, and your own.
  • Your contact information may be used to send relevant property listings, market updates, and promotional material. You may opt out at any time by emailing divineliving@gmail.com.
  • Response times to enquiries may vary and are not guaranteed within any specific timeframe.

Divine LiWing will not sell, share, or transfer your personal data to third parties without your explicit consent, except as required by applicable UAE law or as described in our Privacy Policy.

5. Accuracy of Website Information

6. Brokerage Fees and Commissions

Diwine Liviing Realty L.L.C (License No. 1606521) operates as a licensed real estate brokerage in Dubai. Unless otherwise agreed in writing, the standard brokerage commission is 2% of the total transaction value, consistent with market practice and Dubai Land Department guidelines. Typical additional buying costs in Dubai include:

  • Dubai Land Department (DLD) Transfer Fee: 4% of property value (payable by buyer)
  • DLD Administrative Fee: approximately AED 580 for apartments
  • Trustee Office Fee: approximately AED 4,000
  • Agency Commission: 2% of transaction value (standard)
  • Mortgage registration fees, where applicable

All fees will be clearly communicated to the Client prior to any transaction. No fees shall be charged without prior written agreement. Fees are non-refundable once a transaction has been formally completed and registered with the Dubai Land Department.

7. RERA Compliance and Regulatory Note

In accordance with the Dubai Land Department (Trakheesi) system, Diwine Liviing Realty L.L.C is required to obtain and maintain a valid Office Registration Certificate and Profession Practice Cards (ORN) issued by the Real Estate Regulatory Agency (RERA) for all practising agents. All brokerage activities are carried out in compliance with:

  • Dubai Law No. (7) of 2006 concerning Real Property Registration
  • Law No. (4) of 2019 concerning the Real Estate Regulatory Agency (RERA)
  • Dubai Land Department regulations and the Trakheesi system
  • UAE Federal Law No. (1) of 2004 on Anti-Money Laundering (AML)

8. Intellectual Property

All content published on www.divineliwing.com including but not limited to text, graphics, the Divine LiWing name and brand identity, the Divine Energy Certificate concept and methodology, property listings, photographs, videos, icons, and page layouts is the exclusive intellectual property of Diwine Liviing Realty L.L.C or its licensors.

You may not reproduce, distribute, modify, transmit, publish, display, or use any content from this Website for commercial purposes without the prior written consent of Divine LiWing. Unauthorised use constitutes infringement under applicable UAE Federal Law No. (37) of 1992 on Trademarks and related intellectual property legislation.

To the maximum extent permitted by applicable UAE law, Divine LiWing, Diwine Liviing Realty L.L.C, its owner, employees, agents, and representatives shall not be liable for:

  • Any direct, indirect, incidental, special, or consequential loss arising from use of this Website or reliance on information published herein
  • Any investment loss, capital loss, or failure to achieve projected rental yields
  • Any delay, cancellation, or change to off-plan project timelines or specifications by developers
  • Any technical failure, interruption, or unavailability of the Website

12. Governing Law and Jurisdiction

These Terms and Conditions are governed by and construed in accordance with the laws of the Emirate of Dubai and the United Arab Emirates. Any dispute, claim, or controversy arising out of or in connection with these Terms or our services shall be subject to the exclusive jurisdiction of the competent courts of Dubai, UAE.

In the event of any dispute, the parties agree to first attempt resolution through good-faith negotiation. If unresolved within thirty (30) calendar days, disputes may be referred to the Dubai International Arbitration Centre (DIAC) in accordance with its arbitration rules then in force.
